Since August 2024, buyer agent compensation is negotiated directly between you and your agent and written into a buyer agency agreement before you tour homes. What that means in practice: - You agree on the amount upfront, stated in your agreement as a percentage or a flat fee. - The seller may still pay it. Many Charlotte sellers continue to offer buyer agent compensation as part of marketing their home. When they do, it typically covers all or part of what you agreed to. - If they don't, the difference is yours — and it can often be negotiated into the deal or covered through seller-paid closing costs. Yes. In North Carolina, your agent must have a signed written agreement before showing you a home — in person or by video. The agreement covers how long it lasts, what area and price range it applies to, what your agent will do, and exactly how they're paid. Two things buyers should know: - It's negotiable. Length and scope are both open for discussion. Asking for a shorter initial term is entirely reasonable. - There's one exception. The due diligence fee is money you pay the seller — not into escrow — for the exclusive right to inspect, appraise and investigate a home during a defined due diligence period. - It is non-refundable. Terminate for any reason and the seller keeps it. Close, and it's credited toward your purchase. - Earnest money is different. That goes into escrow and is refundable if you terminate during the due diligence period. Miss the deadline by a day and it isn't. - Both amounts are negotiable, and together they're the main way Charlotte buyers strengthen an offer without raising the price. This is North Carolina's biggest departure from how most other states write contracts, and it's the single thing out-of-state buyers most often misunderstand. Yes, and the timing matters more than anything else: most Charlotte-area builders require your agent to register with you on your first visit. Walk into a model home alone and many builders will not let you add representation later. The person at the model home is paid by the builder and represents the builder's interests. They're often very good at their job — they're just not on your side of the table. They answer different questions for different people. The home inspection is for you. You hire and pay the inspector, usually during due diligence, and you get a report on the roof, systems, structure and safety items. In North Carolina you can also order separate pest, radon, septic or well inspections. What you do with the findings is your call — the seller isn't obligated to fix anything. The appraisal is for your lender. They order it, you pay for it, and it establishes what the home is worth as collateral. If it comes in below the contract price, the lender lends on the lower number and the gap becomes a negotiation between you and the seller. You want both. Three things to verify before you buy: - Boundaries change. CMS has redrawn assignment zones before and will again. A home assigned to a school today isn't guaranteed to be assigned there in five years. - Verify the address, not the neighborhood. Subdivisions get split down the middle. Check the specific address on the district's assignment tool. - Surrounding counties run their own systems. Union, Cabarrus, Gaston and Iredell in NC, and York and Lancaster in SC, all assign independently — and several are consistently among the higher-performing districts in their states. On a $400,000 assessed value, that's roughly $3,143 a year. What changes the number: - Where you are. Matthews, Huntersville, Waxhaw and other towns set their own rates, and unincorporated Mecklenburg pays county-only. - Which county. Union, Cabarrus, Gaston and Iredell all differ — as do York and Lancaster in South Carolina, where owner-occupied homes are assessed at a much lower ratio than rentals and second homes. - Revaluation. Mecklenburg reassesses periodically, and a revaluation year can change your bill even when the rate doesn't move.
