A $2 Million Restaurant Is Coming to Montford — But the Bigger Story Is What’s Happening Around It header image.

Montford is changing.

A new restaurant is investing roughly $2 million into a flagship location along the corridor, an established neighborhood favorite is closing after nearly two decades, and nearby home prices continue to outperform Charlotte overall.

Put it all together, and this is about a lot more than tacos.


What exactly is Que Onda building on Montford?

Que Onda is planning a new 4,100-square-foot flagship restaurant at 1515 Mockingbird Lane, expected to open in February 2027.

According to the Charlotte Business Journal, owner Manny Flores is self-funding roughly $2 million for the project.

That works out to around $488 per square foot before the restaurant serves a single customer.

And the finished space is expected to have 228 seats.


Why is the location itself so interesting?

Because Que Onda isn't simply taking over another restaurant.

The address is part of the 1515 Montford office building, which Hilltide Capital purchased earlier this year.

The landlord is also funding improvements to help transform office space into a restaurant.

That says something about where commercial real estate is heading.

Instead of relying exclusively on traditional office tenants, property owners are increasingly looking toward restaurants, retail and other experiential uses to bring people into their buildings.


Is Montford’s restaurant scene changing too?

Definitely.

Que Onda's arrival comes during the same season that Good Food on Montford is closing after 17 years.

That makes this feel a little like a changing of the guard.

Montford has been one of Charlotte's most recognizable dining and nightlife corridors for years, but the businesses defining its next chapter may look very different from the ones that built its reputation.


What’s happening with real estate around Montford?

The residential numbers make the story even more interesting.

Nearby Madison Park's median sale price is running around $635,000, up about 6%, while Charlotte overall is roughly flat.

Those are different housing metrics, so they aren't a perfect apples-to-apples comparison, but the broader point remains: buyers continue to place a premium on this part of Charlotte.

Its location between SouthPark and the urban core, established neighborhoods and growing restaurant scene continue to make the Montford area attractive.


What does a $2 million restaurant investment tell us?

Restaurants don't spend this kind of money on a flagship location without confidence in the surrounding market.

Here you have:

✔ A major restaurant investment
✔ An office property being repositioned for new uses
✔ An established dining corridor evolving
✔ Strong surrounding residential values

One restaurant doesn't transform a neighborhood by itself.

But taken together, these are exactly the kinds of signals that show how a corridor is changing.


So which version of Montford do you want?

That's the interesting question.

Montford is gaining new investment, but it's also losing some of the places that helped give the corridor its identity.
